Hudson does not look or feel like the towns around it. It sits along Lac des Deux Montagnes, with winding roads under old trees, houses that were built one at a time rather than by a developer, and a village core people actually walk to. I'm based nearby in Vaudreuil-Dorion. Here's the honest read on living here, and on buying or selling in it.

Life in Hudson

The town runs along the lake, and the water shapes the whole thing: sailing and boating in summer, a shoreline you can actually get to, and a lot of homes with either a view or an easy walk to one. Away from the water it is wooded and low-density, with few sidewalks and no grid to speak of, which is exactly the appeal for the people who choose it.

There is a genuine village life here that most of the region does not have. A small main street, independent shops and cafes, a long-running weekend outdoor market, an active arts and theatre scene, and clubs and community groups that people actually join. Hudson has a strong English-speaking tradition and is bilingual day to day. It draws people who want somewhere with a personality rather than a subdivision.

The homes, and the market

This is character-home territory: older houses with real architectural personality, heritage properties, cottages that were winterised over the decades, and a smaller number of newer builds on large lots. Waterfront and water-view homes are their own category, they are limited, and they rarely come up. Turnover across the town is low, because people who get in tend not to leave.

Hudson generally sits at the higher end for the region, and the spread between an updated home and one that needs work is wide, so an average number tells you almost nothing. Reach out and I will pull what is actually selling for the street and the kind of house you are looking at.

Buying or selling here

Older houses on large lots need to be bought with your eyes open, and that is the job here. I look at the age and condition of the systems rather than the finishes, at what past renovations were permitted for, and at foundations, drainage and the state of the roof and windows on homes that have seen many decades. Many properties run on a private well and a septic system, so both get checked properly. Near the water, shoreline and flood history is part of the conversation from the start.

Selling a character home means finding the buyer who wants that specific house, which is a different job from selling a house on a street of twenty like it. You deal with me directly, start to finish, and I will tell you what I actually think.

Questions people ask me

What makes Hudson different from the towns around it?

Character and age. Most of the surrounding towns grew through planned development; Hudson grew house by house along the lake and kept a real village core, an arts scene and a strong community life. The housing stock is older and more individual, the lots are larger and treed, and there is a lot less of it, which is why it holds its appeal.

Is there a train to Montreal?

Yes. Hudson has its own station on the exo commuter line that runs downtown, which is unusual for a town this size and one of the practical reasons people choose it. Service is built around commuting hours, so how well it fits depends on your schedule. Worth checking against your own workday before you buy.

Are Hudson homes on wells and septic systems?

Many are, though it varies by sector. It is completely normal here and not a reason to walk away, but water quality and flow and the condition of the septic installation should be verified properly before you commit, and they carry ongoing maintenance. With older homes I treat that as part of the standard review, not an extra.
