What is my home worth?

Your home is worth what a buyer will pay today, which comes down to recent comparable sales, condition and timing. There is no reliable instant number online. Here is how a real estimate is built.

It is often a seller's first question, and a good one. But be wary of tools that spit out a number in three seconds: they cannot see your renovated kitchen, the noisy neighbour, or what actually sold on your street last month.

An honest estimate means looking at your property and its market. It is free and with no commitment from me. In the meantime, here is what really sets the value.

How is a home's value determined?

By comparison. We look at what similar properties in your area actually sold for recently, not what they were asking. Then we adjust for the differences: size, condition, garage, lot, renovations. That is what a comparative market analysis is.

Why not trust an automated online estimate?

Because an algorithm does not know your home. It cannot see the new roof, the finished basement, or that the house next door backs onto a rail line. These tools give a wide, often wrong range, useful for dreaming, not for setting a price.

What makes value go up or down?

  • Location: street, neighbourhood, proximity to schools and services.
  • Condition and recent renovations, especially kitchen and bathroom.
  • What actually sold nearby, recently.
  • Timing: a seller's or a buyer's market changes the result.

What is a comparative market analysis?

It is the estimate I prepare before a listing: recent comparable sales, the homes currently competing, and a realistic price range for yours. Not a number from software, but a read of your market. Request yours above.

Not really. The municipal assessment roll is used to calculate your taxes and often trails the market. Market value, what a buyer would pay today, can be quite different.
