Sell
Selling, with a plan.
Getting the best price isn't luck. It's good work done in the right order: a fair price, careful preparation, serious marketing, and a negotiation that protects your interests.
How I sell.
A price backed by numbers
I set the price from recent comparable sales in your area, not a hunch. Too high, and a home sits, then often sells below its value. The right price draws more showings, and that is what protects your profit.
Prepared before it is seen
We fix what catches the eye, declutter, and make the light work. A prepared home reads as better kept and sells faster. We always prepare before we photograph.
In front of the right buyers
Photography, video and staging where it helps, then exposure where buyers actually look. Your property looks its best from day one, when interest is highest.
Negotiated and protected
I handle the offers, counters and conditions so nothing derails on a detail. You stay informed at every step, right through to the notary signing and the key handover.
What to gather.
A sale moves faster when the paperwork is ready. Here is what we usually gather before listing in Quebec.
- The up-to-date certificate of location
- The title to the property (the deed of sale)
- Recent municipal and school tax bills
- Your mortgage statement or payout balance
- Renovation invoices, permits and warranties
- Your home insurance details
- For a condo: the declaration of co-ownership, recent financial statements and minutes
- Any recent inspection report
- The lease and tenant details, if the property is rented
Missing a few? That's completely normal. We'll figure out what you need and pull it together before we list.
